Welcome to Common Barn Farm

Farm history

Our family moved to Common Barn Farm in 1964 when we were displaced by the Lamaload Reservoir Dam construction. The previous farm, Hooley Hay, on the site of the now reservoir was compulsory purchased by Macclesfield Borough Council in order to build the dam. The farm house has now been demolished to make way for the reservoir, however there are a couple of buildings that remain.

When we first moved to Common Barn Farm we started off milking 30 cows and breeding 120 sheep. We grew our herd of milking cattle to 70 and also reared 40 calves. We have since sold our cattle, however we retain 800 breeding ewes (female sheep). In spring (March / April) all 800 give birth to around 1500 lambs, which we sell at the local market the following year.

The farm is also home to four ducks that we have raised since they were little ducklings! You will normally see them puddling around near the pond. We use our fresh duck eggs in our delicious cooked breakfasts.

We also have an ex race horse (called K.T – Known Top) that has been retired at the farm and likes the odd polo mint and carrot from guests.

We began converting the old stone farm barns that were previously used for milking cattle and storing hay, into two holiday cottages and five bed and breakfast rooms in 2005. The cottages were finished in 2006, and the bed and breakfast in 2007. We have also just put the final touches to another cottage, Cook Hill Cottage, which has been awarded five stars by Visit England.

Self Catering Holiday Cottages and B & B in the Peak District

Our traditional working sheep farm is situated at 1200 ft above sea level, on the quiet, unspoiled western side of the Peak District National Park in Rainow, near Macclesfield, Cheshire. We enjoy excellent open countryside with far-reaching views over the Cheshire Plain to the Welsh mountains.

On the farm we have five Bed and Breakfast rooms, plus three self catering holiday cottages in tastefully converted stone barns – Croft Cottage which sleeps six, Meadow Cottage which sleeps four, and Cook Hill Cottage which sleeps eight. Croft and Meadow cottage can be booked together to accommodate up to 10 people.

Our on site tea room can be booked for small conferences (up to 25 people) and we can provide catering to suit your needs.

Our holiday cottages and Bed & Breakfast rooms are ideally located for exploring the magnificent scenery of the Peak District and Cheshire, as well as for visiting the stately homes in the area, such as Chatsworth House.

We are also able to cater for your wedding day as you can rent our ‘wedding field’ which has spectacular views over Lamaload Reservoir as well as the Cheshire plain. The venue is offered on a ‘DIY’ basis, which means you have the flexibility to choose all your own suppliers, although we are happy to recommend suppliers if needed.

Self Catering Accomodation

Bed and Breakfast – Our Bed and Breakfast accommodation in Rainow, Macclesfield is ideal for groups, families, couples and individuals. It is the perfect base for exploring the Peak District, Lyme Park, Cheshire, Manchester as well as Liverpool.

Self Catering – We currently have three self catering cottages available. Croft Cottage, Meadow Cottage, and Cook Hill Cottage. All cottages are entirely self contained, however Croft and Meadow can also be booked together to accommodate a large group of up to 10 people as both cottages are connected by an adjoining door. Perfect for that country getaway!

Hot Tub Rental – We offer the opportunity to rent a hot tub for the period of your stay (minimum 3 day rental), the prices are as follows:

3 days – £150
4 days – £170
7 days – £200
14 days – £300

In addition to the above there is a one off delivery/set up charge of £25 and a deposit of £150 is taken which is refunded providing the equipment is not damaged.

Bookings for hot tubs must be made 10 days in advance in order to secure, as hot tub rental is from a third party and not via ourselves.

The village of Rainow has excellent pubs that serve homemade food (lifts can be arranged). The historic towns of Macclesfield and Buxton are just minutes away

Things to Do

Touring

Common Barn Farm is the perfect base for touring the Peak District: Castleton and its Blue John Mines; Buxton and its Crescent and Opera House; Bakewell and its puddings; the stately houses of Chatsworth and Lyme Park. Cheshire’s gems include Chester, Gawsworth Hall, Tatton Park, Quarry Bank Mill, Jodrell Bank and Little Moreton Hall. Anson Engine Museum is located in nearby Poynton. Easily reached by road or rail, Manchester has The Lowry and Old Trafford to offer the tourist. Families may wish to visit Alton Towers and Chester Zoo. North Wales, Liverpool and Blackpool are all within reach for a day trip.

Walking

The parish of Rainow has an extensive footpath network (guidebook available in the tea room for £1), from the distinctive White Nancy monument overlooking Bollington, to the ridge of The Tors at over 1600'. Lamaload Reservoir can be reached across our fields. The beautiful Goyt Valley is just two miles away. Further afield, Kinder Scout, Dovedale, the Roaches, and many other areas within the Peak District offer the walker a great variety of rambles.

Fishing

Fly fishing day permits for Errwood Reservoir are available to our guests for £12. Errwood is an 85 acre streamfed reservoir, set in the Derbyshire Dales. It is an upland peaty reservoir with challenging fishing, plenty of space and deep water. Rainbows and Browns stocked monthly with fish averaging 1.5lbs.
We can also arrange for flyfishing tuition with a resident professional game angling instructor from Errwood Fly Fishing Club. He can help beginners, improvers, or anyone who has casting faults and wants to fish better.

Sailing

Guest membership at the Errwood Sailing Club, which offers dingy sailing in the Goyt Valley, can be arranged.

A range of sailing, canoeing, climbing and fishing is also offered at Carsington Water, in Ashbrone. They offer day acitivites, courses, and team building activites.

Cycling

Enjoy our quiet, yet challenging hilly, country lanes. When you tire of the hills, the Middlewood Way is nearby, and the Monsal, High Peak, Tissington and Longendale cycle trails are within half an hour’s drive.
Cycle Hire is available from Peak Tours who can deliver them to you, provide helmets & all necessary equipment, recommend local routes & provide detailed route notes. They also run cycle tours and mountain biking.

Motorcycling

Guided off-road motorcycle tours of the green lanes of the Peak District and beyond can be arranged with Overlander Trail Tours. They can take you “through some of the best countryside in Derbyshire, Staffordshire, and Cheshire, whilst covering some fabulously varied terrain”. Note that no off-road motorcycling is possible here at the farm.

Horse Riding

Horses may be ridden on our 250 acres of land for completely traffic-free enjoyment. Grazing is available on the farm for our guests’ horses. Peak Activities Limited can arrange group Pony Trekking around the HopeValley and Edale.

Trails such as the Trans Pennine Trail, Longdendale Trail and the Pennine Bridleway provide for both short and long distance horse riding and pony trekking. A number of stables offer riding by the hour, or half and full day treks into the great outdoors, a marvellous way to enjoy the beautiful countryside!

Directions

By Train – The nearest train station is Macclesfield. There is a taxi rank directly outside of the station, from where you will need to get a taxi to Common Barn Farm, Smith Lane, Rainow. Upon your arrival we will then give you a key and show you to the cottage / bed and breakfast room.

By Air – The nearest airport is Manchester. Upon arrival you can either hire a car from the airport terminal, or get a taxi from directly outside of the airport building. Alternatively you can get the train from Manchester airport to Manchester Piccadilly, and then catch a train to Macclesfield. Trains from Manchester to Macclesfield run approximately every 30 minutes.

By Road – Take the B5470 out of Macclesfield towards Whaley Bridge. Rainow can be found after 3 miles. Go through the village past the Rising Sun pub, and the Robin Hood pub and take the first right hand road into Smith Lane where we can be found on the right hand side after half a mile.
