Welcome to Woodlakes

Relax and enjoy the idyllic and tranquil surroundings of Woodlakes. Set in 66 acres of enchanting landscape encompassing 5 fishing lakes, Woodlakes is the perfect place to unwind and escape from the stresses and strains of daily life.

At Woodlakes all our accommodation is provided by Norwegian Log Cabins which are fully equipped and self-catering.
The caravan park and tent field are now closed.

As a base to explore Norfolk and the surrounding area you are ideally placed, with the breathtaking north Norfolk coast only 45 minutes away and the 600 acre Royal Estate of Sandringham even closer.

Norwegian Log Cabins

With more than 1000 years of tradition behind them, the Norwegians know about building solid and secure log cabins for comfortable living.

The Norwegian Log Cabins at Woodlakes are light, airy and stylish, while remaining functional, warm and comfortable, and are far superior to the cheaper wood clad units found at many other parks. They are constructed from mature European Spruce at least 100 years old, providing fine-grained logs of density, strength and insulating ability, which are dip-treated with preservative to ensure an indefinite life span with only minimal maintenance.

Our cabins are built with timber from responsibly managed forests in Norway and comply fully with the Norwegian Government’s requirement that at least two trees are planted for every one felled.

Our cabins are cleverly designed to maximise efficient use of the available space and each comes with a fully fitted kitchen including microwave, bathroom, double-glazing and electric heating. The spacious lounge and dining area contains a colour TV and has French doors opening on to a veranda overlooking the lake.

We have various styles of cabin available; 2-bedroom Cedar, Cedar Plus and Spruce and 3-bedroom Willow. Each cabin is double glazed and electrically heated with a fully fitted kitchen including microwave. The Cedar and Spruce have a free-standing electric shower whereas the Cedar Plus and Willow have a full size bath with over bath shower.

In the sitting/dining area there is a dining table and chairs, as well as a sofa, armchairs and a colour TV.

For those wishing to fish there is a private swim for each cabin in front of the veranda providing easy access.

Woodlakes brings you close to nature during the day while remaining warm and comfortable in your log cabin when night falls – the perfect relaxing holiday.

Fishing

As a venue for a fishing holiday Woodlakes is hard to beat. Its five tranquil lakes which cover 30 acres in all were formerly gravel pits and have been used by anglers for over 50 years. All the lakes are stocked with an array of coarse fish, most of which are descendants of the original stock.

One of the notable attractions of Woodlakes is the fabulous coarse fishing. All the lakes are well stocked with an array of fish including Carp (up to 40lbs in weight), Roach, Tench, Bream, Rudd, Perch, Pike and Eels. There is the spectacular 12 acre Championship Lake (reserved for residents and club members) which offers the patient angler some superb coarse specimens including Common and Mirror Carp, Bream reaching 12lbs, Tench reaching 10lbs along with Perch, Roach and Rudd.

Guests staying in our Norwegian Log cabins overlook the 8 acre Coarse Lake and have the benefit of being able to fish straight from the private swim in front of their cabin. This lake also boasts a wealth of fish including common, mirror, leather, linear and ghost carp.

For those after easier fishing there is the 4 acre Two Pole Lake with an abundance of Common and Mirror Carp weighing into double figures, and our 2 smaller lakes The S Pit and The North Lake.

The S-Pit runs parallel to the Two Pole lake. Here you will find a good head of fish including common carp, bream, tench, perch and roach. Its hidden swims provide a tranquil spot to while away the hours watching the wildlife and birds that frequent Woodlakes.

Finally there is the North lake which holds carp, tench, roach and rudd, and again this lake provides a peaceful spot to relax.

THE WOODLAKES ANGLING CLUB

Members may fish all five lakes at the advertised concessionary price for day tickets. The joining fee is £30. All members must complete an individual application form and on acceptance will be given a club card and a copy of the current rules and regulations. An annual season ticket costs £220

Members must be aged 18 or over and any infringement of our rules, disorderly or criminal behaviour will result in immediate forfeiture of club membership and blacklisting.

Woodlakes is an established holiday destination in West Norfolk set around 5 fishing lakes in 66 acres of park and woodland. It is an excellent venue for fishermen and families who wish to enjoy a short break or longer holiday in peaceful settings. All rental bookings are marketed and handled through Hoseasons Holidays Ltd who is the UK's market leader.

The site is under the supervision of experienced local owner managers and Woodlakes has built an enviable reputation over the past 12 years of development. The park is now to be an exclusive log-cabin and fishing complex. The current rental letting season runs from 1st March through to 5th January each year.

The original scheme investors have seen the value of their investment more than double and they also enjoy an excellent return through the rental scheme. Additional cabins are now to be made available as a further investment opportunity and these units are already fully furnished ready for the 2013 season.

Prices are £90,000.00 for a 2 bed cabin and £100,000.00 for a 3 bed model. Estimated rental yield is 10% gross, 6% net after payment of expenses, ground rent, service charges, laundry and all outgoings.

A 125 year lease will be issued on completion and an annual renewable rental agreement offered. Act now if you wish to participate in one of the fastest growing sectors of the UK leisure market.

Local Attractions

Woodlakes is the perfect base to explore delightful countryside and outstanding attractions of historic Norfolk. We have included some of the highlights here, but there is much more to enjoy.

Downham Market, the nearest town, is one of Norfolk’s oldest settlements and an up and coming Market town. Most basic services are available including reasonable shopping, banks, a market on Friday and Saturday, a Railway station with links to King’s Lynn, Ely, Cambridge and London, and a Bus Station connecting to the local towns and villages. Free car parking is available at the Hollies, the Market Place, the Town Hall and Paradise Road.

King’s Lynn is a Roman market town on the River Ouse which became a bustling commercial port. There are many historic buildings to visit including two 15th Century Guildhalls, medieval churches and a Customs House built in 1683. The town centre has good shopping including markets on Tuesday, Friday and Saturday and has a direct rail line to King’s Cross Station in London. In July the King’s Lynn Festival takes place, a week-long programme of music and the arts which began as a celebration of the reopening of the Guildhall of St George where Shakespeare once appeared, reputed to be the oldest theatre in Europe.

The Royal Estate of Sandringham was built in 1870 by the Prince and Princess of Wales, later to become King Edward VII and Queen Alexandra. It is now the country retreat of The Queen and The Duke of Edinburgh. Described as "The most comfortable house in England", the main ground floor rooms are open to the public and the décor and contents remain very much as they were in Edwardian times. Almost 243 hectares (600 acres) of The Sandringham Estate has been designated a Country Park. There are two Nature Trails and numerous paths in the woodlands to explore. The Country Park is open every day at no charge to the public and car parking is free.

Alternatively head off to the golden beaches of the north Norfolk coast, which have been designated as an Area of Outstanding Natural Beauty. There you will find miles of unspoilt beaches and pretty coastal towns and villages to explore. Heacham and Hunstanton are two of the country’s most outstanding beaches on the beautiful North Norfolk coast, and are only 20 miles away.

The historic University City of Cambridge, with its beautiful colleges, punting on the River Cam, the beautiful “Backs” and world famous King’s College Chapel are only 35 miles away. For retail therapy the fine city of Norwich is within easy reach. The shops are in abundance and provide even the most energetic of shopaholics with a challenge. In addition the city of Norwich has the most complete mediaeval street pattern in England, with 1500 historic buildings, and at the heart of the city there stands a Norman castle as well as one of England’s finest Norman cathedrals

The National Trust has three properties within a short drive from Woodlakes. Oxburgh Hall and gardens near Swaffham, Peckover House and gardens in Wisbech (capital of the Fens) and Anglesey Abbey and gardens.

The City of Ely and Ely Cathedral were built by William the Conqueror as a prominent outpost after the bloody and lengthy rebellion by Hereward the Wake. Later, during the period of the Civil War the cathedral was commandeered by Oliver Cromwell and became known as Cromwell’s Castle. The striking silhouette of the cathedral is visible from many miles away and is colloquially described as the "Ship of the Fens".

The Fens, a former wet wilderness which has been drained over the centuries to create some of the most fertile land in Britain. Here you can visit important nature reserves and historic churches.

The Norfolk Broads, Britain’s newest National Park, offers 200 miles of reed-fringed navigable waterways. These were created between the 12th–14th Centuries when peat diggings became flooded after sea levels rose. This beautiful landscape surrounded by marshes, windmills and nature reserves, can be explored by boat available for hire by the day.

Thetford Forest Park is Britains largest lowland pine forest in the unique landscape of Breckland. There are numerous walks and cycle rides to enjoy and you can also take a trip into some neolithic flint mines. The town of Thetford which was once the capital of East Anglia has a Norman castle mound and 12th Century priory.

M11 from London to Cambridge and then A10 to Woodlakes is approximately 100 miles and takes about 2 hours.

A47 from Peterborough or Norwich is aproximately 40 miles and takes about 1 hour.
